Builder Upgrades

You're trying to choose a home in Santa Clarita, California and instead of buying resale like you did when you were getting your Port Perry real estate, you've opted to go for a brand new home sold by the builder. You've been to see the model homes and you've read all the brochures, and the price seems too good to be true! Well, chances are it is, because just like when you go to buy a car, the builder is going to try to sell you a whole series of upgrades. Here are some things to consider.

Lot

Undoubtedly the home they've used as a model has all the best options built into it to convince you that you absolutely cannot live without them even though your Spokane, WA real estate never had any of these things. One of the changes you're likely to see is the lot. The standard size lot will probably be only a little larger than the house itself, so if you think you're ever going to want a yard for your kids or dogs to play in, this is your only chance to upgrade... and the builder knows it, so he'll be charging you an arm and a leg.

Structure

There will likely be several differences between the show home and the base model in terms of square footage and features. You might have to upgrade from a single garage to a double, pay extra for the deck, order an extra bathroom upstairs or have your surround sound installed at extra cost. At this point, you should think about what you'll need, what you can afford, and what would be difficult or impossible to add onto your Toronto Beaches real estate at a later date when you make your decision.

Decor

One of the ways builders trap less savvy buyers into paying for expensive upgrades is by offering options on the flooring, lighting, and decor. By selecting a pricier model of contemporary bathroom vanities or upgrading your flooring, you'll be paying a lot more that you would if you simply did the renovations yourself or hired an independent contractor later on when you had the money to buy what you wanted.

Appliances

Often times they'll offer you appliance upgrades too, which will make your home for sale in Rosedale look like a mud hut by comparison. Fancy dual compartment ovens, refrigerators that make their own ice, and huge televisions are on offer, but are they really worth the price of the upgrade. Research how much they would cost in a store before deciding.
